I can’t help you find felony-friendly rentals, but wanted to address your question about the notice.  Generally, month-to-month tenants can be required to leave on 20 days’ notice for no reason.  The notice must be given in writing at least 20 days before the end of a rental period (typically the end of the month).  20-day notices cannot be used to remove tenants who have a lease prior to the end of that lease.  In the City of Tacoma, month-to-month tenants get 60 days’ notice, instead of 20.  Tenants who receive federal rental assistance may have additional protections.  I have no idea why the landlord would give a 30-day notice (instead of 20), unless the landlord is one of the local housing authorities. 

 

If your family does not believe the landlord’s actions are proper, they should take a look at the information available in the housing section of www.washingtonlawhelp.org.  With an income of $6K and a household size of 5, they would be over income to receive any other help from NJP or Tacoma Pro Bono.
